I have contracted with a boiler company to go through all of the buildings and access the work needed to get the boilers properly maintained, analyze the boiler rooms to see what we need to do to get them up to current codes if we get new boiler units, and also determine what model boilers are needed to replace boilers in any building. All of this is to properly maintain the boilers currently and also have a plan in place for when the time arises that we need to replace one or more boilers. By being proactive, we can hopefully avoid unnecessary costs from occurring at a time of emergency and create less down time for repairs and replacements. This will also assist in correcting the budgetary numbers for forecasting the replacements for all 19 boilers that we currently have on site. We just recently contracted the same boiler company to a one year maintenance contract to coincide with our normal maintenance crew in caring for the boilers year round. This company will do a deep cleaning and adjustment visit and then a 2nd site visit to determine any other work needed for boiler care.
