 I have contracted with a boiler company to go through all of the buildings and access the work needed to get the boilers properly maintained, analyze the boiler rooms to see what we need to do to get them up to current codes if we get new boiler units, and also determine what model boilers are needed to replace boilers in any building. All of this is to properly maintain the boilers currently and also have a plan in place for when the time arises that we need to replace one or more boilers. By being proactive, we can hopefully avoid unnecessary costs from occurring at a time of emergency and create less down time for repairs and replacements. This will also assist in correcting the budgetary numbers for forecasting the replacements for all 19 boilers that we currently have on site. We just recently contracted the same boiler company to a one year maintenance contract to coincide with our normal maintenance crew in caring for the boilers year round. This company will do a deep cleaning and adjustment visit and then a 2nd site visit to determine any other work needed for boiler care.

I just signed a contract to get our Structural Engineer company to update GRCA on the current standings of the entire complex’s building structures. They will be doing a comprehensive analysis of the crawlspaces under the buildings to make sure each building is structurally sound.

We have signed on with Comcast Business Security System Program to do a trial run for security cameras. They were installed and up and running in building 10 or 1200 Golden Circle to examine how we like them before continuing on with the remaining buildings throughout the complex.

Pool decking will be torn out and replaced in Spring of 2022 to get rid of the old, original concrete on the outside of the pool area. With freezing and cracking over the years, it has gotten to be crumbling and creating many hazards around the pool. The decision of the style of decking has not yet been fully decided. At the same time, we are planning to get the plumbing reworked and updated while everything is torn apart. We have had numerous areas that were leaking that need attention. We will also look at the need for the interior pool decking and decide if we can do all of it at the same time.
