From the Annual Board Meeting - September 2021

My first job as New Property Manager Back in July of 2020 was to work on the laundry service contract. GRCA and residents were having many issues with the old service provider and not getting the personal attention that was needed to maintain the laundry services. I was able to terminate the old contract and design a new one with a local company. I was able to reduce the contract term to 7 years, establish a cost chart for the term of the contract, increase the % of income from the machines to GRCA, and get a $5k bonus to put towards the remodeling of the laundry facilities in buildings 9, 10, and 11.

We put in more Asphalt patches than normal to assist with extending the life of the parking lots. I personally marked off areas of concern to better cover any tripping hazards and ruts that have been accumulating. Additional speed bumps were added to assist with slowing traffic down as it has been getting out of control.

Sidewalks have been a big issue and I have been working on the highest priority ones first with leveling, replacing, or grinding. There are still plans of continuing with this project as we have the funds to move forward.

GRCA was experiencing a lot of illegal dumping on the grounds. I installed a large gate on the back road to reduce the amount of traffic to the large back dumpsters. This has drastically reduced the amount of dumping that occurred. With this reduction, GRCA is able to save money from the manpower to deal with the items, reduce the clutter, Reduce the money spent to haul away the large roll off dumpster that would be removed every week to two weeks. This one thing has reduced spending by hundreds each month.

Landscaping has been a huge priority around the community. There were so many areas of overgrowth around the buildings, the pond, etc. and I made it a must to get rid of dead tree build-up from over the years, trim the branches and bushes, and clean up the pond. We have added areas of landscaping trim and rocks to dress up those areas that were barren from poor grass growth. Recently had to remove a few trees due to dangers to the buildings due to being too close to disturb the foundations or avoid dangers from falling branches. The pond has been a project to reduce the amounts of overgrowing algae. The water was tested and a plan was implemented to assist with the reduction of muck on the bottom and make the water more clear. Within the next couple of weeks, we will be adding an aerator and fountain to assist with the aquatic solutions added in circulating the water and cleaning up the areas. All of this is in hopes to improve water quality.

The waste company was charging too much for us and we chose to change companies to provide more days of pick up per week and have additional dumpsters for recycling. We have added 2 new areas for recycling (1 is waiting for service to return to normal and a dumpster will be added. Then we will have recycling in the back area near maintenance (2), between buildings 9 and 10 on the West side (2), and on the West side of building 2 (1 will soon be coming). This is to encourage the residents to recycle and also assist them to not have to walk very far to do so. This reduced the monthly costs by hundredths.

Gutters and siding were repaired and replaced throughout the community. We had experienced numerous wind and hail storms that created large areas of damage. These have all been cleared up and back to functioning. We also added balloon type guards on all of the downspouts to reduce the amount of clogged areas that would backflow water on large rain storms and snow.

I implemented a new maintenance routine that will be taking place throughout the year that will be cleaning out all of the main plumbing lines from the rooftops. This will be a proactive maint. schedule to assist with eliminating the amounts of clogged drains and backups as well as extra costs of repairs from water damages between floors and units.

The Parking Permit Program started earlier in 2021 to assist myself and GRCA staff members with getting a better understanding of those vehicles that belong on premises and create a better communication avenue to inform those residents of any issues with their vehicles as we discover something. Along with registering their vehicles with the main office, GRCA is also able to improve the record books of the owners/residents/renters that reside at GRCA. This will also improve the ways we can communicate with everyone that is involved with Golden Ridge

The Gym has been slowly getting updated with different equipment. I am working on getting many different gym equipment to add updated items, increased variety of workout options, friendlier environment to workout in.

 

Contracts: Thysenkrupp, our elevator company, contract was negotiated and will give GRCA over $60,000 in savings over the contract that ends in 2026. Clean Designs, laundry service, will provide an extra 5% increased profit margins and a better default contingency. Waste Connections - reduced monthly expenses by hundreds, added extra services for less than previously paid.
